What types of projects do you work on?
We specialise in FF&E and OS&E procurement for hotels, resorts, and high-end residential, mixed-use developments, serviced apartments, cruise liners and luxury yachts.
Can you support international projects?
Yes – our systems, supplier network and team structure are built to support projects across time zones. We currently have team members based in the UK, Australia and South Africa and are expanding into Saudi Arabia.
At what stage should we bring you into a project?
The earlier the better. We can add the most value when we’re involved from the design concept phase – helping you shape budgets, timelines, and specifications before decisions are locked in.
Do you offer OS&E procurement as well as FF&E?
We do. While FF&E is our core, we also manage OS&E procurement either in parallel or as a standalone service, depending on your project needs.
How do you manage budgets and cost tracking?
We take a commercially practical approach – from initial cost planning through to final invoicing. Our reports are clear, structured and tailored to what clients and project teams actually need.
How do you select suppliers?
We match each project with the right supplier based on quality, lead time, budget and sustainability goals. Many of our suppliers are long-term partners, but we’re always open to exploring new ones that meet our standards.
Can you help with sustainable or circular procurement?
Absolutely. We’ve supported several projects with upcycled, repurposed and sustainably sourced FF&E. We’re also developing systems to support circular supply chains in hospitality.
How do you ensure transparency in procurement?
We operate a fully open-book approach. That means no hidden markups, no kickbacks, and no backhand deals. Every quote, invoice and supplier interaction is tracked and available to our clients, so you always know where your money is going.
Do you go to site?
Yes. Whether its early-stage walk-throughs, progress meetings, snagging or final delivery checks, we attend site as needed to support the project. We’re hands-on and always available when it matters.
Do you manage the FF&E matrix?
Absolutely. We create and maintain detailed procurement matrices.
How do you handle installation?
We offer a flexible approach. We can provide full K&J-managed installation, coordinate with an external install team, or work alongside your main contractor – whatever best suits the project setup.
